Operation and Maintenance (O&M) Manuals
Contractors are obligated to prepare a range of handover documents, including Building (O&M) Manuals and Health and Safety files upon the completion of construction projects. These documents are essential to meet legal obligations and fulfill the requirements outlined in various building contracts. In accordance with specific contractual i.e. JCT, NEC, ICE, etc, or bespoke requirements.

Building User Guide
The production of a Building User Guide in conjunction with the Building Manual based on BSRIA guidelines will meet relevant BREEAM credit requirements. Within the Man 4 credit, the criteria relating to these documents are a minimum standard required for various BREEAM ratings depending on which scheme the assessment is being carried out under. In most cases, this applies to excellent or better ratings, but some international schemes require credit for good or better ratings.

Building Logbook
The Building Logbook serves as a comprehensive reference guide for the Facilities Manager, providing clear and accessible information on the intended operation of the building. It also functions as a record-keeping tool for monitoring ongoing energy performance and documenting significant modifications. Developed in accordance with Building Regulations and guided by CIBSE TM31 recommendations, the logbook ensures compliance and supports the effective management of building systems.

Asset Register
Complete list of equipment installed mainly for mechanical, electrical and public health and other relevant items installed on the project. Mainly involve reference number, description, duty cycle, model, serial number, and Maintenance information.

M&E (O&M) Manual
In accordance with Health and Safety File requirements of Construction Design and Management (CDM) Regulations 2015. Mainly for Electrical, Mechanical, Public Health and other relevant construction work.
